1. Overview of the Guarantee

At CheapLOI.com, we stand behind our commitment to efficient service. Our On-Time Closing Guarantee assures qualified borrowers that we will close their approved loan on or before the agreed-upon closing date, subject to the terms outlined below.

2. Eligibility Requirements

To be eligible for the On-Time Closing Guarantee, the borrower must:
– Submit a complete loan application with all required documentation
– Be pre-approved by our underwriting team
– Respond promptly to all documentation and communication requests
– Use a title company or escrow provider approved by Cheap LOI Capital Group, Inc.
– Meet all underwriting, legal, and regulatory requirements

3. Conditions for Guarantee Enforcement

The guarantee applies only if the delay in closing is solely due to a delay caused by CheapLOI.com or its underwriting team. The following conditions must be met:
– No material changes in the borrower’s financial profile or property status
– No title issues or third-party delays (e.g., appraisals, inspections)
– Closing occurs within the originally agreed time frame in the LOI or final loan documents

4. What the Guarantee Includes

If we fail to close on time due to our delay, eligible borrowers may receive:
– A credit toward closing costs (up to $1,000)
– A waiver of specific processing fees (subject to management approval)

Remedies are limited to the options described above and do not constitute damages or loss reimbursement.

5. Exclusions and Limitations

This guarantee does not apply if the delay is caused by:
– Incomplete or inaccurate documentation provided by the borrower
– Title defects or legal issues related to the property
– Governmental, regulatory, or third-party delays
– Acts of God, natural disasters, or other force majeure events

6. How to Submit a Claim

Eligible borrowers must submit a written claim to support@cheaploi.com within 10 business days of the original scheduled closing date. All claims are reviewed within 14 business days and require supporting documentation.
